Saving vs RRSP vs realestate

If you had the choice, what would you say is the most viable option

Save your money for future investment or rainy day use. Knowing that the cost of living is 2x the savings rate so you loose 1/2 your money every 7 years.

Use RRSP to get some of your income tax money back and reinvest it (with the risk that with your investing the government may say you do not qualify for government paymnets although you would have been the one paying the majority of income tax over the years

invest in realestate hoping that the value of the property does not drop over the years. The price of realestate has gone through the roof over the last few years so either it will continue or the bottome will fall out and economic disaster... then the land is not worth anything and if you can not pay the taxes... you loose the land to the government. Plus each year you have to pay property tax cutting into your savings.
